RED Development maintains a database of potential contractors and subcontractors for future shopping center projects. RED Development typically negotiates the shopping center work with multiple prime contractors depending on the individual jurisdiction and tenant mix of the shopping center. The projects are typically contracted as follows:
Site Contractor: A contract is
negotiated
with a reputable sitework contractor, based on a set of plans and specifications, for site rough grading, major utility infrastructure, and public improvements. The negotiated work is ultimately awarded in a lump-sum contract. A contractor that self performs portions of the work is a plus.
General Contractor: A contract is
negotiated
with a reputable general contractor with recent relative experience, based on a set of plans and specifications, for building shell construction, hardscape, landscape, site utility service lines, site lighting, and site paving. Minor tenant improvement work is typically included within this contract based on a unit price basis. The negotiated work in ultimately awarded in a lump-sum contract. A contractor that self performs portions of the work is a plus.
Tenant Improvement Contractors: A set of documents is competitively bid upon for larger box tenants. These bids are reviewed with the tenant for the individual space and a
lump sum
contract is awarded.
Tenant Construction: Frequently, the tenants of the shopping center will contract with local contractors for the construction of their space. This is work that is outside of RED Developments scope or influence. RED Development
will not
provide a listing of potential tenants for our shopping center. Interested contractors should look under the
Tenants
link within the
Projects
section of RED's webpage for a listing of publicly announced tenants for the project.
Outparcel Contractors: RED Development typically does not contract directly for outparcel work (restaurants, banks, etc.) that are on stand-alone sites. However, RED typically will provide a listing of contractors to potential tenants upon their request.
Miscellaneous Work(subcontractors, vendors, and suppliers): RED typically does not contract directly these portions of work. However, RED typically will provide a listing of companies to the selected general contractor and tenant contractors.
